Individual leases
Individual leasing means peace of mind for you. Your financial responsibility is your student’s space only—unlike many apartments or rental houses with joint leases. That means if a roommate transfers or moves out, you don’t have to worry about covering their portion.
On-site professional staff
Our on-site maintenance staff responds to maintenance issues quickly and professionally. Grove at Pullman offers 24-hour emergency maintenance so your student’s comfort is never affected by a maintenance issue. We also provide a professional and fully-trained office staff to assist with all of your student’s leasing needs and questions. Stop by the office anytime—even if it’s just to say hi!
Affordable floor plans
Grove at Pullman offers two spacious floor plans so you can find the perfect one to match your student’s needs. Each two- and three-bedroom apartment home includes lockable suites with private bathrooms, walk-in closets, a full kitchen, and a full-sized washer and dryer.
Fully-furnished apartments
Grove at Pullman is a fully-furnished community. Each room comes furnished with a full-size bed with mattress, a desk and desk chair, a nightstand, and a dresser. The furniture in the living area varies depending on the size of the apartment, but can include a dining table and chairs, a cozy sofa, an armchair, and a coffee table or ottoman.
Roommate matching
If your student doesn’t have a roommate, we can find them one! Each roommate will fill out a Roommate Matching form so we know what they’re looking for. During the summer, we spend weeks looking at these preferences and matching them up with the best person available.
Resident events
At Grove at Pullman, your student will create life-long relationships and connections that will make them even more successful after graduation. Our staff plans monthly resident events to help keep students involved. These range from pizza parties to karaoke nights and from resume building classes to gaming tournaments. We also keep our residents connected to events going on at Washington State University as well as events happening around town so they never miss a thing.
Frequently asked questions
Are utilities included?
Yes! Your payment covers water, sewer, trash, and high-speed internet! We also take care of all of your electricity usage up to $25 per room. If you go over this allowance, the overage amount will be divided between all the residents in that unit.
Is internet included?
Yes! High-speed internet is part of your all-inclusive lifestyle at Grove. Each apartment is equipped with its own pre-installed router for all roommates to share, as well as an ethernet jack for you to plug in your own equipment. Our community is equipped with fiber optic internet and gigabit level speeds.
Are pets allowed?
Yes! Friendly dogs and cats that fall within the Grove’s size and weight limits are welcome. Pets do require a one-time pet fee along with additional monthly rent, so please contact our leasing office to make sure we can accommodate your pet.
What’s the difference between the grove lease agreement and standard apartment leases?
Grove at Pullman offers individual leases per person instead of per apartment. This means if your roommate fails to pay their rent, you won’t be held responsible.
How much does grove at pullman cost?
Rates vary depending on floor plan and time of year. Generally, the sooner you sign a lease, the better chance you have of securing a lower rate. For the most up-to-date rates and promotions, please contact our leasing office.
Are the apartments furnished?
Yes, all of our apartments come fully furnished! Each bedroom includes a full-size bed with mattress, a desk and desk chair, a nightstand, and a dresser. The furniture in the common spaces varies depending on the size of the apartment, but can include a dining table and chairs, a cozy sofa, an armchair, and a coffee table or ottoman.
Are leases for families with children available?
Yes. The property’s policy is included here for family occupants with a child(ren) under the age of eighteen (18) who is domiciled with (i) at least one parent, legal guardian, or another person having legal custody of the child under the age of eighteen, or (ii) the designee of such parent or other person having such custody, with written permission of such parent or other person. For family households with children, all household members age eighteen (18) or older must: (A) complete an application, and (B) sign the lease as a Resident. For family households with children under the age of eighteen (18), at least two (2) people will be permitted to occupy a single bedroom. If a family household with children under the age of eighteen (18) requires additional occupancy per bedroom, additional occupants may be allowed on a case-by-case basis based on factors including, but not limited to, the size of the bedroom(s) and unit, age of the children, configuration of the unit, any physical limitations of the property, and local occupancy codes. If the child occupant reaches eighteen (18) years of age during the term of the lease, the lease will be allowed to complete its term, but renewal will only be offered in compliance with the occupancy policy as stated. Child occupants who are under twenty-four (24) months at the time the lease is signed will not be counted under the occupancy policy for purposes of maximum occupancy but will be counted for subsequent leases if they reach the age of twenty-four (24) months during the term of the lease. The Landlord has the right to lease any empty bedroom(s). Families should contact the office directly regarding the application for family households, as this process varies from individual leasing and the required forms are not all available electronically.
Are there any additional fees I should know about?
When you sign your lease, you’ll pay an $80 application fee, $25 green fee and a $300 community fee for unlimited use of our community amenities. Afterward, the only additional fee you’ll see is a one-time annual fee of $72 for Conservice, our utility management company. And additional fees may apply if you decide to renew your lease.
What if I need maintenance in my room?
For apartment maintenance, give us a call, stop by the office, or submit a service request through our online resident portal. Our on-site maintenance team prides themselves on quick, courteous service.
Can I choose my roommates?
Of course! When you fill out your application, our Grove staffer will show you where to put this information. Simply write the name of your future roomie(s) in the designated spot and we’ll make sure you are placed together.
What if I don’t have roommates and/or don’t know anyone?
No worries, we offer roommate matching! When you fill out your lease agreement, you’ll also fill out a resident profile card which includes a questionnaire about your lifestyle and preferences. If you need to be matched with a roomie, we’ll use this information to find you roommates with similar interests. We take roommate matching very seriously and spend a lot of time making sure that we find just the right fit.
Are any students given priority or preference at the grove pullman?
Nope, Grove is leased on a first come, first serve basis. That’s one of the reasons it’s so important to sign your lease early for the upcoming school year.
Can I have overnight guests?
Yep! As long as you’ve discussed your guest’s stay with your roommates, you may have an overnight guest for up to three consecutive nights. Remember guest parking is limited, so don’t forget to make sure they have the proper guest parking pass during their stay to prevent their car from being towed.
I’m graduating in december. Can I get out of my lease agreement?
First of all, congratulations! Unfortunately, we don’t allow residents out of their lease agreements due to graduation, but we do allow residents to re-let their apartments. Please note you’re solely responsible for finding this replacement and having them complete a lease takeover before you’re relieved of financial responsibilities. Please contact the front desk for more information about re-letting!
Is there resident parking on site?
Yes, we have on-site parking! When you move in, you will be asked to register your vehicle to receive a parking permit. Only vehicles with parking permits and guests with passes may use our parking lot.
Is parking free?
Yes, parking is free for all registered Grove residents!
Is there a curfew at the grove?
Nope, living here offers residents the freedom to come and go as they wish, but we do have time restrictions on some of our community amenities. We simply ask tenants and their guests to behave in a mature, responsible manner towards their fellow residents. We also enforce designated quiet hours during the week as outlined in your lease.
Will there be resident assistants (ras)?
Kind of. While they aren’t your traditional dormitory RAs, Grove at Pullman does have a group of awesome Community Assistants! These high-energy CAs live at the Grove and are available 24 hours a day to assist you. Usually, our CAs are students just like you who love helping out and hosting amazing, on-site social events. Can I smoke in my room?
No, smoking is not allowed in apartments or at any of our community amenities, and breaking this rule can result in steep fines. If you need to smoke, we ask that you do so at one of our designated smoking areas, and be sure to dispose of your cigarette butts properly.
What should I bring on move-in day?
We can’t wait to greet you! We suggest you bring bedding for a full-size bed, linens, toiletries, shower curtain & rod, dishes and cookware, essential cleaning supplies, and decorations to make your new home your own!
How do I qualify?
There are a couple of ways to qualify for a lease. You may apply as a lease-holding resident and provide personal income equal to 3x the amount of rent or you may utilize a guarantor who provides the income portion to qualify.
When is my rent due?
You have three installment payment options to pay the entire amount due under the lease: one installment, two installments, or twelve installments. If you choose to pay a single installment for the entire amount, that single installment is due August 1. If you choose to pay in two semester installments, those installments are due August 1 and January 1. If you choose to pay in twelve installments, the first installment is due on August 1 and the remaining eleven installments are due on the 1st of the next eleven months. Please note, these are all installment payment options and not monthly rent.
What if I don't have a Guarantor?
No Guarantor? No Problem, Property Name offers Leap as an option!  Leap is a quick and easy process that fills in for a guarantor or parent co-signer.  Leap's application is free online and takes around 5 minutes to complete.  You will get a conditional decision within 30 minutes during normal business hours.  Click here to apply or contact the office for more information.
